| What type of accounting reports do I receive? We pride ourselves on our thorough record keeping. Our computer system allows us to provide services that would be difficult or impossible with a conventional accounting system. Accounting is done with a separate income and expense ledger maintained for each property, just as if your property had its own checking account. Each property always has its own separate and complete accounting records. You receive monthly operating statements showing your rent to date income, maintenance costs, etc. Copies of all work orders and receipts are kept on file throughout the year. You may request a copy at any time. |

| How is the collection of rents and payment of bills done? We maintain a realistic rent schedule. All rents and monies collected are deposited into a trust account in a major bank. We have a "no-nonsense" policy in collecting rents. Non-payment of rent is dealt with quickly and accurately. All rents have a one-day late grace period. |
| How do you find a good tenant? We only rent/lease to residents who qualify according to our specific rental standards. We have every applicant fill out a detailed rental application, which is verified through a Nationwide computer based credit bureau, plus a special program designed for our own clients. We collect fair and appropriate security and pet deposits. We complete a move-in inspection with the new tenants with notes and pictures of the condition to compare when the tenant moves out. |
| How much will my property rent for? We complete a market analysis, which involves studying similar type properties to formulate a fair and accurate rental rate. We are always aware of current market conditions; thus allowing us to rent your property at its highest value. |
| How often do you check on my property? We conduct an initial inspection of your property and then yearly interior inspections. Exterior inspections are done on a monthly basis. We inspect all units and outer areas and document the condition. We take action to correct conditions that are causing exposure to liability. |
| How do you handle existing tenants when assuming management? We meet with the current tenants and go over any problems and concerns they may have with their unit. We have the renters sign a new rental agreement with us plus all pertaining papers as per the law. |
| How long will it take to rent my property? We evaluate the property and assess any action needed in order to rent it. This depends on the amount of vacancies on the rental market at the time of listing your property for rent. It also depends on if the property is priced at a comparable rental amount to others in the area. We have a list of potential renter's names and phone numbers and call them when a property is listed with the description of their needs. |
